Been searching thru gazillions of accomodation listings to decide on a condo or villa for rent in July. Wondering how much location has to do with bugs and heat. For instance, there are many listings for rentals with A/C in bedrooms ONLY. So, if you are out all day, locking the house tight before you go, is a big 2-3 flr house going to be steaming hot when you return? Or do you leave the A/C blasting in bedrooms with doors open to cool rest of house? Of course this won't work in accoms that have bedrooms on one floor only. What about a rental on beach with fans only? Would think if you have to lock up to deter theft, leaving fans running won't help much in July heat? Do most beach front locations have enough breeze that with fans, sleeping is comfortable? None of us going have A/C in our house (not that I haven't wished I did some hot weeks!), so we aren't spoiled with it but of the few negatives things I've read about RM, "too hot to sleep" was most prevalent. And what about mosquitos, black flies, etc.? Wanting to enjoy the cool ocean breeze and listen to the waves lapping if we have beachfront but will we be eaten alive if we don't shut the house tight before night fall? How much does location have to do with these heat and bug factors? Some of the Yal Ku Lagoon area rentals look nice but is the lower price due to not only lack of oceanview but being in the jungle/marsh area = human sacrifice for insects? I hope these questions don't sound silly or OCDish - our only experience with Mexico is from cruise stops and a beachfront AI in Cozumel many moons ago. We typically don't put alot of thought or money into our "home base" for vacation because we are too busy to spend much time there. But this trip may have us hanging around the rental more to save money cooking meals and enjoy the "beach outside the door" if we're so blessed. At the very least, we do need a good night's sleep to stay active and I'm willing to pay more for a location with a better chance of that. Thanks ~ Tina

I will try to answer some of your concerns. BUGS-It's jungle meets the sea..there will be some bugs, but the closer you are to the water the less you will find them a problem. Usually, mosquitoes and other biting insects are most active at dawn and dusk, but the constant breezes from the sea keep them at bay for the most part close to the water. Bring appropriate spray, with deet. Sometimes they are there, sometimes they aren't, come prepared. Rule of thumb is the farther you are from the beach, the more the bugs come out to feast. Ask about mosquito netting for the beds, if they don't provide it, buy it at Walmart. It will save you from being bitten in the night. Deep Woods Off works very well to ward off the biters. The Heat: July is hot. It's the tropics, it's humid too. When the breeze dies down, even beachfront is HOT. If only the bedrooms are air conditioned, I would bring or buy some fans at Walmart in Playa if they are not provided, and use them to route some of the cool air in and hot air out..you would be surprized how quickly you can cool down a room with a fan in the window blowing out..circulation is the key. If you are close to the beach, the breeze will help cool it down too. Even if you lock up for the day, when you open it up in the evening and circulate the air, it usually works well enough so that you don't suffer to badly. I don't tolerate humidity very well, so I would defintely want ac if I was there over the summer months. I didn't find a need for ac in January but think I would want it in July. And yes, I would leave it blasting if you can't tolerate the heat well. It also helps to keep the dampness at bay that comes with the high humidity. Fortuntely, most accomodations have ac of some kind, and if you are beachfront the breezes can get strong..and they cool very well.

You DEFINITELY want a/c in July. Just fans aren't going to be enough. We have been there several times in July, and it is VERY hot, and VERY humid. When you're on the beach, mosquitoes & flies won't be a problem--but when you are off of the beach, you will need mosquito repellant. If you stay on YalKu, there is a lot of foliage, and not as much breeze, so you will encounter mosquitoes.

I've known a lot of folks who can do with out the a/c. and until one July day (and night), i was one of them. I installed a/c right away after that night! If you have a/c in all rooms it is best to leave it off when you are not there (speaking as an owner with a HUGE a/c bill this month). It's what i do, and the new a/c units usually have everything managable and cooler in about 2 minutes and honestly, totally cool in about 10-15 minutes. Same with bedrooms, leave the a/c off until 10-15 minutes before bed, unless you're hanging around the bedroom all day. The off beach houses and condos are priced lower because there is no ocean view. I have been mosquito eaten both in the jungle and on the beach at dusk when there has been no breeze.

I would go for AC absolutely in July - rented a great house on the point in Akumal last July and definite value added to the AC. On shore breeze makes the ocean side pretty bug free, was not bitten around the pool but the sheltered areas I think could have great problems. Same experience Tulum in October last year - on shore breeze, no bugs, cross the road 100 yards in shore bugs galore.

MOMofONE---Mayajerney summarizes the answers to your questions extremely well. Since we spend most of our time in the Roo in late June, the question about A/C is answered very well. I love staying in cabanas in Tulum with no electric..no ac..just the breeze from the sea to keep you cool and keep the bugs away..but I can't even imagine being without ac in the summer months in the Roo. What we think of as hot doesn't hold a candle to HOT in the Roo. Even though I always travel on a tight budget, I would try to find something with ac. It's no fun being miserably uncomfortable when you are on vacation.

Just got back - rented a condo that only had A/C in the bedrooms - which in my opinion, is a must (even at this "cooler" time of year) for a good night's sleep. We turned the A/C off during the day and opened up the big sliders for the wonderful ocean breezes but yes, it's still a bit warm/humid in the condo during the day - but mostly we were out in the pool or ocean so it didn't matter. We were there in April when it was quite a bit warmer and more humid in an ocean front villa that had A/C in the entire villa (they were still all single units but had them in all of the rooms)...kept the house nice and cool. At both places we did "lock up" whenever we were out - you have to for security reasons - just in case... There are some nice villas along YalKu Lagoon - but you would have a little bit of a walk to the beach. Depends on what you are looking for...We rented a condo this time that had a terrific ocean view but we did have a 5 minute walk to either Half Moon Bay or Akumal Bay - I think I prefer being right on the beach so we can either kayak or snorkel right out the door (we had this the first part of our trip when we were at Solimon Bay and last trip at S.Akumal Bay)...again, just depends on what you are looking for...
