I know we have run this subject in ground but I was hoping that someone has taken some photo's of the recent changes at ABR. construction fencing and what areas are no longer available to use, like tennis courts or ping pong room. It would be interesting viewing.

My earlier posts mentioned what they were shutting down behind the fences that they had installed in late November

Part of bldg 3 and everything north and west of it

Including the tennis courts

I can post the photos

We just got back on the 18th.  Nothing to see really.  There are four posts with rope fence heading from the walkway by the massage hut to about room 304 then behind bldg 3 the fence, continuung in a westerly direction, is 6 concrete posts with barbed wire (??). The fence ends at the old admin bldg. (though we didn't check west of it for further fencing) There is a rope fence in front of the moonrise heading north to the former property line.  The moonrise and the lifeguard tower are being used by guests as temporary  palapas.  Ping pong is now outdoor by the shuffleboard court.  The "gym" is in room 306.  Showers and rinse tank behind the dive are now turned off.  (waaaaah).

We spoke to two staffers who we know and one professed no knowledge of what was planned and the other (who does know but is not saying) said that Sr. Ortiz is planning to make a formal announcement when all contracts/plans are finalized.  This is no different than how any other mulit-part development proposal would be treated in Canada.  We spoke to someone in the pueblo about the speculation that the entire place may have  been sold off and he laughed and said that will never happen as the ABR is the Ortiz family "baby".  He said the current deal is just a land assembly by the Bush family to continue development of their properties on Ak bay: their unused property (gorgeous it is) south of the HAC combined with the northern strip of  land from the ABR.  The current buzz seems to be that it will be a low rise condo complex...hey maybe time shares!!!!  LOL

Conclusion: wait and see.

Photos posted elsewhere online have a sign saying restaurant, concession and I think it also lifeguard, don't remember exactly. Sounded more like a beach club sort of set up then condos... although with the Bush family who knows? Other than ABR they do have a monopoly of Akumal Bay. There seems to a few version of what the plans are, depending on which staffer (who swears they know) people talk to. At this stage I'm not even convinced the two owners doing business even know for sure.

Every time there have been changes to ABR there's a lot of commotion, a lot of declarations of never returning, etc., etc., and yet it seems the people who've been several times do keep going back, new people keep going, and the resort and Akumal Bay keep going just fine.

While I don't stay there, I've been through the property several times and from what I see and hear regularly from people who do stay there, the resort could use some improvements and upgrading. It's also been a very long time since they operated at anywhere near capacity.

Your last sentence is simply not true Reefhugger! Think you should get your facts straight and not comment on hearsay.

I am confused - how could they operate at capacity when most of the buildings 1,2, 3 & 4 (minus a few rooms here and there) have been shut down? They've been only using 5,6 & 7 for a while now. Maybe I am wrong - but that's what I saw when I was down there last spring...??

Yes, I agree - but with those buildings closed the resort is not at full capacity in the dining rooms, the main bar, palapas use, etc.

I get what RH is saying...

Disagree with your dining room, main bar and palapas comment Kofoka. (perhaps you may have overlooked the tour groups in the dining room, or weekends filled with lovely Mexican families)

During my average four visits a year to ABR I have seen capacity. Discussions with management confirmed to me full capacity and it was obvious.
BTW Really don't care who you agree with ! Just reporting the facts.

No, I didn't overlook - just don't see it at full capacity...sorry !

I still agree with the statement ABR has not been running at full capacity for a while -

It's ok - you don't have to agree...it's all good !

Wow! Talk about spin! Sometimes "facts" seem so subjective and homespun. I, too, get what RH was saying. I stayed at ABR three times in the last few years and they were not at capacity any of those times. When a resort has 4 of 7 buildings closed (or uninhabitable, in your words, SS), does that make 3 full buildings equal "full capacity"? That's pretty thin spin. Forget about what "full capacity" is; what is a "fact"?

When we were there in July, buildings 3 & 4 were filled. Building 1 was housing the owners daughters and a few others. Only building 2 was not open. It was the most had ever seen!

So would that mean they were operating at over-capacity? I guess that would be the case if you didn't normally count buildings 3 & 4 and they were suddenly in use?

And how would you count Room 101 - which hasn't really been habitable for years? Though we happily occupied it in 2008 and 2009 because its all about location, location, location!

I"ve been there when there was a total of 12 people staying at the resort. The buffet was never open, everything, breakfast lunch and dinner was ala carte in the small dining room. It was so slow the staff ate dinner with us.

Does it really matter at this point? I mean really, what's going to happen is going to happen.

Fighting or arguing or speculating or worrying about it here isn't going to change anything?

The information will be put out there for public consumption when the parties to this arrangement see fit to share it with us. Until then, it seems like kind of a waste of energy fussing about it. IMO...

All I know is this~we stayed in room 402 this past April and loved it! This was our 10th time at ABR... We're willing to give it another try in 2013, after that...who knows? I'm not giving up on this place until they prove me wrong!

Agreed...but I don't think folks asking for recent photos or updates is a bad thing...it won't change what's going to happen but might change people's plans or not change them based on what they know...
